Where your capital goes

Land and capital are our biggest blockers right now to scaling this vision. We've spent over a decade building this model and living inside it. This isn't a pipe dream. It's already happening.

A West Oakland site under construction

Each step needs a different kind of partner

A parcel joins the trust

1 Land

Landowners and donors

Donate, sell, or partner on a parcel. Once it joins the trust, it stays community-held for good.

Lots and utilities go in

2 Site development

Lenders, CDFIs, grantmakers

Predevelopment and site financing for permits, utilities, and lot work, about $40,000 per lot in our example.

Homes arrive on the lots

3 Homes

Home lenders and builders

Financing and supply for park-model homes, about $90,000 each, repaid through resident purchases and rent.

A finished community in operation

4 Operations

Housing nonprofits and operators

Operate a finished community backed by steady, cost-based land-lease income.

2015

we founded one of the longest-running tiny home communities in Oakland, and have been building and running them ever since.

2021

Oakland revised its blight and zoning codes to create a permitted path, after the organizing our community helped drive.

2026

Our founder Adam Garrett-Clark's sister org Tiny Logic will complete the first version of this concept in West Oakland when residents move in. Construction completed in 2026.

Tell us how you'd like to plug in

We'll answer questions, walk you through the numbers, and show you the sites we're working on. Have an idea that doesn't fit a step? We want to hear that too.
